Like most other auctioneers in Florida we charge a 10% Buyers premium and sell properties "Where is, As it - no warrantees written or implied
We have a third party, professional appraiser provide the seller with the appraised value. Before we take on the sale, the seller must agree that the property will sell for no less than 2/3 of the appraised value. This appraisal is solely for the Seller's use and in most cases may not be accepted by Buyer's bank.
We advertise this information to the buyer so both parties know up front where are starting at.
A title search and survey are part of the package. Buyers are afforded the opportunity to conduct an inspection PRIOR to the actual sale. Remember sales are final, "As Is", and NOT contingent on Buyer's financing so due diligence is highly recommended. If we know of any latent deficiencies we will announce it at a minimum the day of the sale. If the seller wants we will have a third party conduct an inspection and if conducted we will post the results prior to the sale.
Here is an example. A property has been appraised for the seller at $100,000. The seller agrees that the property will sell no less than 2/3 of the $100,000 or $66,000. Starting bid is $60,000. If the property sells for $60,000 plus the 10% Buyers Premium of $6,000 then the contract price is $66,000.
Lets be honest we want the property to sell at the highest possible price. We are working for the seller. We believe that if we are open and honest with buyers - they will come out and bid. We are just treating people how we would like to be treated.
Of course we do!. Realtors representing buyers must attend the auction and register prior to the sale and we will honor the co-brokerage agreement.
